Outlot A contains a wetland approximately 1 acre in area,with the remainder <br /> of the property containing steep slopes. <br /> The City chose to allow Outlot A to remain in private ownership upon its creation,because the City <br /> had no need for the Outlot as park land at the time. It was apparently intended by the City that each <br /> of the owners of Lots 1-7,Hartwood would have a 1/7 ownership of Outlot A;however,it appears to <br /> have remained in the hands of a single owner. This is inconsequential in regards to buildability. It <br /> must also be noted that the City has not assessed this property as a buildable site for tax purposes,the <br /> current assessed value being approximately $6,000 where buildable lots around it are valued at <br /> $150,000-400,000 (land portion). <br /> Based on the information noted above, the City will not issue a building permit for Outlot A, <br /> Ha.rtwood, because it is considered as an unbuildable lot. I am enclosing additional information <br /> regarding the City's position on dockage for the adjacent residence at 2080 Shoreline Drive,as well <br /> as a copy of the original plat of Hartwood.If you have further questions on this matter,please contact <br /> me at 249-4600. <br /> Sincerely, <br /> Michael P.
