The Orono City Council granted variances and approval for a commercial site <br /> plan review for Smith's Bay Marina and Yacht Club, Inc. (Zoning Application <br /> #1592) per Resolution No. 2891 on October 22, 1990. Pursuant to that <br /> , resolution, the current property owners constructed a marina clubhouse and have <br /> completed the majority of the site improvements required with that approval. . <br /> 3. The applicant has requested approval for installation of an 8' x 8' x 20' <br /> removable storage module on the properry, based on the following stated <br /> hardships: <br /> A. A hardship exists due to lack of equipment storage for marina related <br /> activities to effectively run the niarina business. This lack of storage <br /> results in an inability to accommodate customers demands for facilities to <br /> store personal boating equipment. <br /> • B. The amount and type of items proposed to be stored in this module are <br /> . enumerated in the applicant's letter to the Orono Planning Commission <br /> dated November 1, 1993 and incorporated herein by reference. <br /> C. A small extension to the existing building could be of dimension no more <br /> than 6' x 6' in area without encroaching on existing windows, doorways, <br /> or extending into the site parking area. � <br /> 4. The site layout makes it very difficult to relocate the single parking space which <br /> will be el'uninated by placement of the storage module without a significant <br /> reconf'iguration of the parking layout or encroachment into the designated non- <br /> hardcover landscape areas. To compensate for loss of this space, which reduces <br /> the number of spaces to 41 where 42 were approved via Resolution 2891 and 48 <br /> would normally be required, the applicant has provided a letter of agreement with <br /> the Minnetonka Art Center approximately 1/4 mile west of the marina, for <br /> � overflow parking. . <br /> 5. The proposed location of the storage module in parking stall#34 of the previously <br /> approved commercial site plan, places the module outside the 0-75' lakeshore <br /> setback zone where no structures would normally be allowed, thus meeting the <br /> major objection the DNR had to this proposal. � <br /> • � , <br /> Page 2 of 6 <br /> Fam5005 MskOrom <br />
