Box 1490 <br /> Minneapulis Minnesota 55440 <br /> Re: 1300 Shoreline Drive - Robert Howard Residence <br /> Dear Mr. Prosser: <br /> This letter is to address building and zoning code issues related to the fire damage of the <br /> residence at 1300 Shoreline Drive in Orono. <br /> The property is located in the RR-1B Zoning District. This district requires lots to be a. <br /> minimum of 2 acres in size and not less than 200' in width. The required setbacks are as <br /> follows: <br /> Front Rear Side Street Side From Wetland <br /> 50' S0' 30' S0' 26' <br /> Mr. Howard's property has streets on 3 sides and a rear yard. Therefore, a 50' set back is <br /> required from all lot lines [see attached survey]. The property is approximately 19,346 square <br /> feet or .44 acres and is 129.95' wide. The existing house does not meet the front or side <br /> setback . <br /> The Orono Municipal Code allows buildings to be rebuilt if damaged by fire unless the damage <br /> to the structure is 75% or more of the market value as shown on the assessment records at the <br /> time of the damage, in which case the whole thereof shall be demolished and any construction <br /> there after shall be for a use in accordance with the provisions of the zoning chapter [Section <br /> 10.03, Subd 5 (D) enclosed].
