' �, ��. <br /> � O� <br /> O O <br /> t CITY of ORONU - � <br /> � � <br /> '�' RESOLUTION OF THE CITY COUNCI� <br /> �l9 4�'G NO. 4 � � �1. . ` <br /> kES�I� . . <br /> NOW, THEREFORE, BE IT RESOLVED by the City Council of Orono, <br /> Minnesota: � <br /> FINDINGS <br /> 1. This application was reviewed as Zoning File #2451. <br /> . 2. The property is located in the LR-1C, Zoning District, where 1/2 acre or 21,780 <br /> sq. ft. is the minimum lot area. The property consists of .30 acre or 10,430 sq. <br /> ft. <br /> 3. The Planning Commission reviewed this application on March 15, 1999, and <br /> recommended approval on a vote of 5 to 0. <br /> 4. The Planning Commission made the following findings of fact: <br /> A. The existing residence is located 55' from the 929.4' Ordinary High <br /> Water Level (OHWL) of Lake Minnetonka, and is 1 1/2 stories in height. <br /> The upper 1/2 story would be raised 6 1/2' to a full story. <br /> B. No garage space exists on the property. <br /> C. A 5' x 5' storage shed is located on the property line, and shall be <br /> removed at the time the addition is constructed. <br /> D. The structure would not exceed 15% on the lot. <br /> E. All additional hazdcover would be placed outside of the 75' setback. <br /> F. The deck existing on the lakeside of the residence is non-conforming. <br /> Any future replacement of the deck would require Planning Commission <br /> and City Council approval. <br /> 5. The City Council fmds that the conditions existing on this property are peculiar <br /> to it and do not apply generally to other property in this zoning district; that <br /> � granting the variances would not adversely affect traffic conditions, light, air nor <br /> pose a fire hazard or other danger to neighboring property; would not merely <br /> Page 2 of 5 <br />
