Utility Plans were updated to reflect new regulations and rules established <br /> since the 2008 plan and to incorporate plans adopted since 2008. Of note,the <br /> comprehensive plan does not propose the expansion of the Metropolitan Urban Service <br /> Area (MUSA) boundary. The MUSA boundary generally identifies those parcels where <br /> access to the sanitary sewer system is possible. City Code requires connection to the <br /> sanitary sewer system with the utility is available (adjacent) at the time of subdivision <br /> and/or failure of the existing system. Expansion of the MUSA comes with a <br /> requirement that parcels located within the expanded area be developed at 3 units per <br /> acre or greater. The MUSA boundary is shown on Map 3B-4, Development Sites. <br /> Update. The Council recently supported an expansion of the MUSA to include <br /> the western 10 acres at 1003 Wildhurst Trail. The Plan will be updated prior to the <br /> November review. <br /> Planned Development Sites. As part of our requirement that sites be identified for <br /> potential growth in the next 20 years,the Committee updated the Planned <br /> Development Suites map, originally developed as part of the 2008 Comprehensive Plan. <br /> Map 3B-4 is the revised version and shows 5 areas that could be the subject of <br /> development proposals. These 5 areas provide'growth' in a range of densities,from 2 <br /> acre lots (green)to High Density Residential (Yellow). <br /> Navarre Area Plan. The Navarre Area Plan, conducted by the Planning Consultant WSB <br /> and Associates was incorporated in the Land Use Chapter, 3B and influenced some of <br /> the land use in that area. <br /> Editing. The Committee worked hard to reduce the length of the document, removing <br /> redundant statements, in the hopes of making it more 'readable'while retaining the <br /> major policy discussions outlined within. <br /> Public Comments <br /> Public comments will be shared with the advisory committee first,then included in the November <br /> Planning Commission packet, along with recommended responses. <br /> List of Exhibits <br /> Exhibit A.
