Purpose. The applicant is requesting a conditional use permit for grading over 500 cubic yards and <br /> creating a new engineer grade for the property. <br /> 2. 15.99 Deadline The applicant made a complete application on August 29, 2018. The 60-day review <br /> period expires October 29,2018 <br /> 3. Background/Summary. A permit was issued to demolish the existing home. During this activity, it <br /> was discovered the existing soil was not suitable to support a home and would need to be replaced. 2,046 <br /> cubic yards was cut from the site,and 1,648 yards was used for fill for the property. Additionally,the <br /> applicants propose a grading plan that converts the flat lot into a walk-out lot. This transformation, <br /> coupled with the grading being done independent of a building permit triggers a Conditional Use Permit. <br /> 4. Planning Commission Vote and Comment. The planning commission reviewed the proposed <br /> conditional use and discussed the application. The commission voted unanimously to recommend <br /> approval of the condition use permit, 7-0. <br /> 5. Public Comment. A neighbor submitted an email asking for review of the water flow and drainage <br /> on the site with the proposed topography changes. <br /> City Engineer,Adam Edwards customarily reviews grading plans are part of the building permit review <br /> process. <br /> 6.
