� � <br /> Zimmerman Residence <br /> t745 Shadywood Road, Excelsior MN <br /> As we've finished the design process and started the construction phase, three things <br /> have come up that I would like to change. I believe the changes are very minor and are <br /> consistent with the spirit and content of the Council resolution on my plans. The three <br /> proposed changes are as follows: <br /> Back Screened In Porch <br /> • In the resolution approved by the Council, the back screened porch was 147 <br /> square feet of total space. <br /> • When my new builder came on board, they determined that the design could not <br /> be built as drawn and would have to be altered. The City Inspector concurred. <br /> The porch wall was drawn butting into the stone fireplace wall, when it needed to <br /> be flush with the side of the fireplace wafl. <br /> • If we go with the design as now drawn, it would eliminate roughly 15 square feet <br /> from the hardcover approved in the resolution. <br /> Chimnev Bumq Out Facing The Driveway <br /> • The original plan called for a 14 foot long chimney bump out that was a straight 6 <br /> inches across the 14 foot span. <br /> • The designers have suggested that instead of that, a design element could be <br /> added that would be much more visually interesting and tie in to the theme of the <br /> house. <br /> • They have proposed a rounded chimney bump out that would still be 14 feet wide <br /> but extend from 0 inches at the ends to 24 inches in the middle. <br /> • The height of the new bump out would be 30 feet, which is the same as the <br /> current plans. <br /> • The bump out also faces straight back up the driveway, so would largely not be <br /> visible from the lake, particularly on the Narrows side where there is a significant <br /> tree buffer. <br /> • There would be a very slight increase in the overhang, which is over the <br /> driveway. <br /> • The change was actually suggested by finro neighbors and they are very much in <br /> favor of it. <br /> Railinas <br /> • When railings for the decks were discussed, our goal was to make them as <br /> invisible as possible. <br /> • At the meeting, my builder and I suggested the best solution we knew of at the <br /> time, which was Plexiglas. <br /> • After doing more research and getting feedback from my neighbors, I now <br /> believe there is a solution that better meets the Council's objectives without the <br /> downsides of Ptexiglas. <br /> • The two issues raised about Plexiglas were reflection and potential storm <br /> damage. <br /> • One of my decks faces virtually straight East and one faces virtually straight <br /> West. When I shared the plans with neighbors, they expressed a concern that <br /> the sunrise and sunset hitting the Plexiglas had the real potential to cause a <br /> bright reflection.
