Staff conducted a preliminary review <br /> based on the information provided and recommends the following items be submitted or revised in order for your <br /> appiication to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. A survey was submitted with a revision date of 8/5/17. We have reviewed the survey <br /> and the have the following comments: <br /> a. The survey is dated 8/5/17 but has a note stating"snow cover may be covering some surfaces". Please <br /> provide clarification/update notes/hardcover. <br /> b. Top and bottom of proposed retaining wall elevations must be shown. <br /> c. A landing for the service door (left elevation) should be shown on the survey and included in the <br /> hardcover calculations. <br /> d. Only Existing Hardcover is shown on the survey. Please provide proposed hardcover using the City's <br /> Hardcover Calculation Worksheets(see below). <br /> e. The sport court is shown"to be removed". If planned to be removed at this time,a demolition permit <br /> is required(copy attached). <br /> Please provide two copies of an updated, full-size certificate of survey which meets all of the City's survey <br /> standards(enclosed) indicati�g any proposed grading in conjunction with the proposed addition. Please note, <br /> our engineer has not reviewed the survey,so additional comments may be forthcoming. <br /> 2. Hardscape Plan. Will there be any changes to the landscaping with the proposed addition? If so, the City <br /> requires a hardscape plan be submitted showing all the proposed exterior/hardscape improvements, i.e. <br /> patios,grading,sidewalks,retaining walls,etc. The plan should include the name of the individual performing <br /> the work. Any proposed patios, grading, sidewalks, retaining walls shown on the landscape plan should also <br /> be reflected on the survey. <br /> 3. Hardcover Calculations. The property is located in Tier 1 of the Stormwater Quality Overlay District. Only <br /> existing hardcover calculations are shown on the survey; however, please have the surveyor prepare <br /> hardcover calculations using the City's hardcover calculation worksheets. Enclosed is a copy of the Cit�s <br /> hardcover information packet. The existing hardcover calculations shown on the survey appear to be <br /> incomplete, i.e. is the lakeside paver patio included in the hardcover calculation? Is the paver walk called out <br /> as 120 sf for the walk to the front door? What about the partial flagstone walk (north side of house)? <br /> Clarification is needed. <br />
