SHORELANDS <br /> All properties located within 1000' of a lake and 300'of river,creek or stream are considered <br /> "shoreland" properties, and are regulated by the shoreland management sections of the <br /> zoning <br /> ordinance. <br /> III. WETLANDS SETBACK '�" <br /> Wetland setback for structures is dependent on the individual wetland's characteristics,and <br /> may range from 36.5 feet to 70 feet. T11e new Wetland Ordinance adopted by the City <br /> Council in August 2005 (Ordinance No. 28, 3�d Series) requires the maintenance or <br /> establishment of wetland buffers ranging from 16.5 feet to 50 feet in width,plus a 20-foot <br /> setback from the buffer for most above-grade structures. Consult the ordinance or contact <br /> City staff for details. <br /> IV. GENERAL BUILDING REQUIREMENTS <br /> Building Height: 30' maximum. No structure of building in any district shall exceed 2 '/z <br /> stories or 30' in height. (See Sketch) <br /> Minimum Floor Area: None <br /> V. LOT COVERAGE <br /> In all zoning districts,for all lots of 0-1.99 acre in total area,the total combined footprint <br /> areas of all principal and accessory structures shall not exceed 15%of the lot area(Section <br /> 78-1403). <br /> VI. ACCESSORY BUILDINGS <br /> Maximum Floor Area: Determined by lot area,other factors may apply.(Section 78-1434) <br /> Setbacks: Same front yard (street) setbacks as zone and no closer to street than principal <br /> structure. <br /> 8 <br />
