On May 7, 2014 we received an as-built survey dated 4-14-2014 showing a <br /> pool/spa 173 sq ft in size; 73 sq ft over the sized approved. The pool/spa must be reduced to the approved <br /> size. Partial copies of the proposed and as-built surveys are enclosed. ' <br /> As noted on the issued building permit,permits requined forany additional harolcoverinstallation, i.e. decking <br /> around spa. The survey shows landscaping improvements and the City did not issue a Zoning Permit for <br /> changes in hardcover. City Engineer, Jesse Struve, will perform a site inspection in the near future. <br /> Depending upon the type of materials used for the patio labeled "gravel" additional changes may be <br /> necessary. <br /> Hardcover calculations are shown on the survey but may not be accurate. Please have the hardcover <br /> calculations completed on the City's Hardcover Calculation Worksheets for accurate calculations. The metal <br /> stairs are hardcover and structure and must be included in the calculation. Enclosed is a copy of our <br /> hardcover information packet. <br /> In closing, the pool/spa must be reduced to the approved size of 100 sq ft, updated hardcover calculations <br /> and survey submitted. An after-the-fact Zoning Permit is required for the hardcover changes. The permit <br /> fee is$50 and the after-the-fact fee is $50 for a total of$100. <br /> We will continue to hold your $2,500 escrow until the property is in compliance with the permit.
