As you are aware, a porch was <br /> constructed over an existing deck at the above address without proper City permits. <br /> Construction without a City permit is a violation of City Code Section 86-66. <br /> This letter will serve as your notice that the property must be brought into compliance <br /> before Mondav, December 30. 2013. In order to bring the property into compliance the porch <br /> � must be removed or an after-the-fact building permit submitted, with all the necessary <br /> requirements, including an updated survey meeting all the survey requirements and specifically <br /> '�' indicating the average lakeshore setback. Please be aware if the porch encroaches into the <br /> � <br /> average lakeshore setback, staff will be unable to approve it administratively. <br /> If you are interested in applying for an after-the-fact building permit, the City's Building Permit <br /> Application packet is enclosed. Building permit fees are based on the estimated construction <br /> value. After-the-fact permits are subject to double the permit fee. <br /> Please be advised, if you fail to comply with this notice, this matter will be sent to the <br /> City Attorney for review and may result in criminal prosecution. I have attached the <br /> pertinent City Code for your reference.
