Construction without a proper permit is a violation <br /> of City Code Section 86-66. <br /> This letter will serve as your notice that the property must be brought into compliance <br /> before Mondav. December 2, 2013. In order to bring the property into compliance the porch <br /> must be removed or an after-the-fact building permit submitted, with all the necessary <br /> requirements, including an updated survey showing all the survey requirements specifically <br /> indicating the average lakeshore setback. Please be aware if the porch encroaches into the <br /> average lakeshore setback, staff is unable to approve administratively. <br /> If you are interested in applying for an after-the-fact building permit, the City's Building Permit <br /> Application packet is enclosed. Building permit fees are based on the estimated construction <br /> value. After-the-fact permits require double the permit fee. <br /> I have attached the pertinent City Code for your reference.
