At <br /> that time we allowed you to place additional hardcover in front of the third "garage stall" in exchange for <br /> removal of an unpermitted lakeside patio, stone outcroppings and decorative stone wall near the <br /> driveway. You also stated your intent to submit plans to make the third stall door a functioning door. <br /> In 2010-2011, when you built your home the property was granted a variance allowing 4,040 s.f. or <br /> 35.29% hardcover in the 75-250' zone. As a result of this approval the 250-500' zone was limited to 626 <br /> s.f. or 24.89%. The addition of an approved third garage door resulted in hardcover which exceeded <br /> approved levels. Therefore the City required the third garage door to be "removed" and landscaping to <br /> be installed in the place of driveway hardcover. You chose at that time to cosmetically alter the <br /> overhead garage door to make it non-functioning. On May 12, 2011 our inspector confirmed this <br /> cosmetic change and the City issued a certificate of occupancy shortly thereafter. <br /> On July 25, 2012 our inspector visited the site and noted the hardcover in front of the third "garage" stall <br /> had been installed yet the required removal of the unpermitted hardcover had not been removed. The <br /> inspector also observed the 2011 compliance change to the garage door had been un-done making the <br /> current third garage stall door illegal. As a result your property is no longer in compliance with the <br /> conditions of your hardcover variance and your building permit. This overhead garage door must be <br /> completely removed and a wall or a wall and a door less than 6-feet in width constructed in its place. <br /> This letter will serve as your official notice that your property is in violation Resolution No. 5932 and <br /> building permit #2010-00336. The property must be brought into compliance before Fridav Auqust 31, <br /> 2012. In order to bring the property into compliance all of the illegal hardcover and the overhead <br /> garage door removed. A building permit is required for any construction activity and you must submit an <br /> as-built survey with hardcover calculations upon completion to verify compliance.
