Dore <br /> 6530 Cambridge Street <br /> Minneapolis, MN 55426 <br /> RE: Site Inspection <br /> 2172 Shadywood Road <br /> As a result of the driveway replacem�nt, a site inspection was perFormed on May 1, 2012 at the <br /> property addressed 2172 Shadywood Road. The site visit resulted in several violations noted: <br /> 1. Weed Prevention/Landscape Fabric. City Code Section 78-1211 defines hardcover. <br /> All the weed preverrtion/landscape fabric under mulch is considered hardcover and must <br /> be removed. <br /> 2. Lakeside Patio. According to the as-built survey dated 7-1-11 and Resolution No. 5932 <br /> a lakeside patio area was not proposed nor approved. The additional hardcover must be <br /> removed. A partial copy of the as-built survey and resolution are attached. <br /> 3. Retaining Wall. The retaining wall near the driveway turnaround is not show on as-built <br /> survey and is considered hardcover. Depending upon which hardcover zone it is located <br /> in, it may be required to be removed. <br /> 4. Vegetative Buffer. The required vegetative buffer size has been modified. Please <br /> restore the buffer to the approved size and plantings. If planting have changed from <br /> what was approved, provide a new planting plan. <br /> All construction activity must stop immediately until the above issues are resolved. A <br /> stop work order will be issued if activity continues. The property is in violation of <br /> Resolution No. 5932 and must be restored to the approved as-built condition. Violation of or <br /> non-compliance with any of the terms and conditions of this resolution shall constitute a violation <br /> of the zoning code, shall automatically terminate any authority granted herein, and shall be <br /> punishable as a misdemeanor. <br /> If you choose not to restore the property to its approved condition, you must apply for an after- <br /> the-fact variance. After-the-fact (double) fee will apply. You should note that according to <br /> Resolution No. 5932, page 3 of 4, Item #2, any future request to increase hardcover or change <br /> the nature of the existing/approved hardcover shall require City approval, and increases in <br /> hardcover will not likely be approved without concurrent reduction in existing hardcover.
