Dore <br /> 6530 Cambridge Street <br /> Minneapolis, MN 55426 <br /> RE: Conformance with Building Permit 2010-00336 <br /> As a result of your recent request for a temporary certificate of occupancy (C.O.), staff reviewed <br /> your building permit and property file in order to define the outstanding issues for the issuance <br /> of a final C.O. According to the approved building permit plans and as noted within Resolution <br /> 5932 (copy attached), your third garage stall is to be no wider than 6 feet. Your property was <br /> limited to no more than 4,040 square feet of hardcover within the 75' to 250' zone. During the <br /> recent inspections and review of your property staff noted that the third garage stall does indeed <br /> exceed 6 feet in width. The increase in size results in an increase to the size of the driveway <br /> which must be accounted for in your hardcover calculations. This falls under "assumed <br /> hardcover"; see the enclosed Hardcover Information sheet. The result of the wider garage door <br /> is that your property now exceeds the approved level of hardcover within the 75' to 250' zone. <br /> The additional assumed hardcover is illegal hardcover and the need for it must be removed. <br /> Additionally according to Resolution 5932, plans for a native shoreline vegetative buffer must be <br /> submitted prior to the issuance of the final certificate of occupancy. These items were noted on <br /> your building permit at the time of issuance. <br /> Before the City will issue a final certificate of occupancy verification of compliance with the <br /> approved plans will be required. An as-built survey is required to be submitted which reflects <br /> the third stall garage door is reduced to no wider than 6-feet and hardcover levels must be in <br /> compliance with approved plans.
