If you were just replacing an existing deck with one the same size in <br /> the same location we would probably not need a survey. You are enlarging the deck and <br /> adding the screen porch. There is no as-built survey of the property in our file and only <br /> hardcover calculations are attached to the building permit. You need to provide a survey <br /> and hardcover calculations. <br /> In addition to the property lines, the survey, at a minimum, should show: <br /> • The location of the house on the property with setback distances from each property <br /> line, <br /> • The proposed deck and screen porch with setback distances from the adjacent <br /> property lines, <br /> • The average lakeshore setback line, and <br /> • The location of the hardcover zones. <br /> I've attached the City's full survey requirements. If the owner is planning an addition, a <br /> swimming pool, or a tennis court in the future the full survey would be required. I've also <br /> attached information on Hardcover, including a hardcover calculation worksheet. <br /> The survey we have on file was done by Demars -Gabriel Land Surveyors, Inc.
