Revisions were made based on the comments <br /> from your engineer along with a more detailed look at the site. <br /> Changes made and comment responses are summarized below: <br /> i. The engineer noted that the area does not drain well. This is why we are proposing grading in the o- <br /> 75 feet setback area. Both neighboring lots drain to an existing low area on this lot. Without <br /> grading a swale in the o-75 feet setback area to the lake,it is impossible to get the site to drain. <br /> 2. Your engineer indicates that all swales should be at least 2%. This is impossible to meet unless the <br /> city will allow greater than io cy of excavations in the o-75 feet setback area. The concept plan as <br /> attached has i.5%slopes. If the city will allow more than io cy of grading in the o-75 feet setback <br /> area,we will grade the swales at 2%as requested. <br /> 3. No retaining walls in the concept plan are proposed greater than 4 feet in height. <br /> 4. The infiltration area has been eliminated. The proximity to the houses and high water table will not <br /> allow the infiltration area to function properly. The most likely scenario is the infiltrated water <br /> recycling through the house drain tile and sump systems. <br /> 5. Since positive drainage is proposed in the new concept plan,there are no emergency overflows. <br /> Proposed elevations are shown. <br /> 6. The new concept plan shows grading on the neighboring property to the southeast. It is my <br /> understanding that this neighbor is willing to allow for the grading in order to solve the existing <br /> drainage problem between the two lots. The plan as proposed would be less than io CY of grading <br /> on the neighboring lot. <br /> Please call if you have any questions regarding this revised concept plan.
