Staff conducted a preliminary review based on the information provided and recommends the following items <br /> be submitted or revised in order for your application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. Our engineer has reviewed the survey submitted and has the following comments: <br /> a. Care should be taken when finalizing the grade on the north side of the home to ensure additional <br /> surface run off is not directed toward the neighboring property. <br /> b. The erosion control measures must be installed and inspected by a city inspector before any earthwork <br /> commences.The applicant must provide a minimum 24 hour notice prior to inspection. <br /> c. The top of foundation elevation is noted on the survey. Please have the surveyor show the location <br /> on the perimeter of the foundation where this elevation is in reference to. This same spot should be <br /> noted and referenced on the foundation as-built survey when submitted for approval. <br /> 2. Landscape Plan. Prior to the issuance of the building permit a landscape plan must be submitted showing all <br /> the proposed exterior/landscaping improvements,i.e. patios,grading,sidewalks,retaining walls,etc. The plan <br /> should include the name of the individual perForming the work. The landscape plan should match what is <br /> shown on the survey. If the survey shows all the proposed landscaping, please confirm. If there are any <br /> proposed patios,sidewalks,retaining walls,etc.proposed and not shown on the survey,please have the survey <br /> updated and submit two copies for our review. <br /> 3. Separate City Permits Required for: <br /> a. Driveway. Any alterations to the driveway connection with the roadway may require a county <br /> permit. <br /> b. Utilities. Disconnection and connection permits will be required for the water and sewer. <br /> The above information is required in order for the plan review to continue.
