� <br /> § 11,30 � <br /> Subd. 5. Subdivision Name. The proposed name of the <br /> subdivision shall not duplicate , or too closely approximate � <br /> phonetically, the name of any other subdivision in the area covered <br /> by this Chapter. The Council shall have final .authority to <br /> � designate the name of the subdivision which shall be determined at � <br /> Preliminary Subdivision approval. <br /> SEC. 11.31. LOT IMPROVEMBNTS. � <br /> Subd. l. Lot Arrangement. The lot arrangement shall be <br /> such that there will be no foreseeable difficulties, for reasons of <br /> topography or other conditions, in securing building permits to � <br /> build on all lots in compliance with the Zoning Chapter of the City <br /> Code and in providing driveway access to buildings on such lots <br /> from an approved street. � <br /> Subd. 2. Lot Dimensions. Lot dimensions shall comply <br /> with the minimum standards of the Zoning Chapter of the City Code. <br /> Where lots are more than double the minimum required area for the � <br /> zoning district, the City may require that such lots be arranged so <br /> as to allow further subdivision and the opening of future streets <br /> where they would be necessary to serve such potential lots, all in� <br /> compliance with the Zoning Chapter of the City Code. In general, <br /> side lot lines shall be at right angles to street lines (or radial <br /> to curving street lines) unless a variation from this rule will <br /> give a better street or lot plan. Dimensions of corner lots shall� <br /> be large enough to allow for erection of buildings, observing the <br /> minimum front yard setback from both streets. Depth and width of <br /> properties reserved or laid out for business, commercial, or� <br /> industrial purposes shall be adequate to provide for the off-street <br /> parking and loading facilities required for the type of use and <br /> development contemplated, as established in the Zoning Chapter of� <br /> the City Code. <br /> Subd. 3. Lot Area , Minimum. The minimum area <br /> requirements for each proposed lot as prescribed in the Zoning� <br /> Chapter of the City Code. The lot area must also comply with the <br /> on-site septic system provisions of the City Code. Public and <br /> private rights-of-way, or vehicular or pedestrian easements, or <br /> surface areas below the ordinary high-water mark of any surface <br /> water or wetlands or flood plain areas may not be used in order to <br /> meet any portion of the minimum lot area requirements. � <br /> Subd. 4. Lakeshore Lots. The granting of easements ! <br /> which purport to grant access to the lake to any person for any <br /> uses, including but not limited to docking, mooring, swim ming, and <br /> launchir�g of boats is prohibited and shall be deemed a violation o <br /> this Chapter and subject to all of the penalties and proceedings as <br /> set forth herein. <br /> Subd. 5 .
