Staff conducted a preliminary <br /> review based on the information provided and recommends the following items be submitted or revised in order for your <br /> application to be considered complete and for the plan review to continue: <br /> 1. Certiflcate of Survey. A survey dated 5-16-17 was submitted with the application. Please have the survey updated <br /> to address the following: <br /> a. The required side yard setbacks for the lot are 7'on each side. As proposed the house does not meet the <br /> required setbacks. Please show the proposed house in a conforming location. See partial copy of survey <br /> enclosed. <br /> b. Show the location of the A/C unit. The A/C unit may not be located in an easement. <br /> Please note,our engineer has not reviewed the survey,so additional comments may be forthcoming. <br /> 2. Construction Plans. With the adjustment of the width of the house to meet the required 7' side yard setbacks, <br /> submit updated construction plans for our review. <br /> 3. Landscape Plan. Prior to the issuance of the building permit a hardcover plan must be submitted showing all the <br /> proposed hardscape improvements,i.e. patios,grading,sidewalks, retaining walls,etc. The plan should include the <br /> name of the individual performing the work. <br /> 4. Minnehaha Creek Watershed District(MCWD).
