Project#: 12-5038 <br /> Dear Kate: <br /> 1.0 INTRODUCTION <br /> 1.1 At your request, an investigation of the supporting deck columns at three units <br /> (657, 659, and 661) at StoneBay Townhomes has been conducted. <br /> 1.2 Movement of deck support columns was reported. <br /> 2.0 OBSERVATIONS <br /> 2.1 The columns supporting the rear elevation decks above garage entry doors <br /> were found to be significantly out of alignment and appear to not align properly <br /> with the Sonotube concrete footings installed below grade. <br /> 2.2 This condition was confirmed by excavating at three locations. The below <br /> grade footing for the decks do not align with the above grade decorative stone <br /> bases, which consist of concrete and stone veneer, with a hollow fiberglass <br /> composite square post set atop of the stone veneer base and supporting the <br /> deck header. See attached photos 1, 2. <br /> 2.3 Encompass also observed no mechanical connections between the fiberglass <br /> composite posts and deck header, and in one location the fiberglass post <br /> appeared to be deteriorating. See attached photo 3. <br /> 2.4 At the time of our visit to the site, two columns were found to be significantly <br /> out of plumb and in an unsafe condition. These columns were temporarily <br /> shored by others. <br />
