, , <br /> ` 2.5 One column at unit 657 continued to move away from below the deck; this <br /> column assembly was ultimately removed by Encompass personnel for safety <br /> and also to inspect the connection befinreen the column and Sonotube <br /> concrete footing. See attached photo 4. <br /> 2.6 The column constructed on the concrete footing was ofFset considerably and a <br /> rebar dowel was set on the very outside edge of the below grade Sonotube <br /> footing. See attached photo 5. <br /> 3.0 ANALYSIS/CONCLUSIONS <br /> 3.1 It is our opinion that the columns constructed at units 657, 659, and 661 are <br /> constructed incorrectly. The improper placement of the concrete footings <br /> created an offset condition where concrete bases had to be built partially off of <br /> supporting Sonotubes to accommodate post alignment w�h the deck headers. <br /> 3.2 The above condition has led to incorrect footing and base connections; along <br /> with a large overhanging base that is misaligned, creating eccentric loads into <br /> the footing, causing the rotation of the columns and the footings. The offset <br /> base is also susceptible to frost heave which is evident due to the observed <br /> damage to the asphalt driveways around the columns. <br /> 3.3 Encompass betieves the supporting deck posts at units 657, 659, and 661 are <br /> structurally inadequate and pose an unsafe condition. The significant offset <br /> and improper connection befinreen the post base and footing, and the absence <br /> of a mechanical connection at the top of the post and header is allowing <br /> further deformation of these support columns. <br /> 3.4 Based upon cursory observation of the other decks, it is our opinion that <br /> similar unstable condition may exist elsewhere. An evaluation of additional <br /> units beyond 657, 659, and 661 is outside the scope of this analysis and <br /> report. <br /> 4.0 RECOMMENDATIONS <br /> 4.1 All rear deck support columns and supporting footings at un�s 657, 659, and <br /> 661should be immediately removed and replaced. <br /> 4.2 Permanent repairs should generally consist of the following: <br /> 4.2.1 Shoring: Shore each deck in order to remove the decorative stone and <br /> fiberglass column. <br /> 4.2.2 Footings: <br /> • Remove and replace each Sonotube footing <br />
