Your application is incomplete. <br /> The following items must be submitted or revised in order for your application to be considered complete and <br /> for the plan review to continue: <br /> 1. Wetland Delineation. A Manage 2 wetland exists on the subject property; according to Orono's City ; <br /> Code Chapter 78 Article XI Wetlands Protection, Manage 2 wetlands require a 25 foot wide vegetative <br /> buffer. The proposed project appears to trigger the City's Wetlands Protection regulations. The <br /> delineated edge, approved by the MCWD on December 30, 2011 must be shown on the survey, along <br /> with the required 25'foot buffer and 20'structure setback from the buffer. The previous projects have <br /> not triggered the buffer requirement. <br /> 2. Certiflcate of Survay. Please provide 2 copies of an updated, full size certificate of survey which meets <br /> all of the City's survey standards (enclosed) indicating the location of the proposed pool (and any <br /> proposed grading) as well as all existing buildin�s, structures, landscaping, retaining walis and hardcover <br /> on the property. The survey must also show the approved wetland delineation,25'wetland buffer and <br /> 20'structure setback.The bufFer and setback should be staked on the site. <br /> 3. Escrow & Escrow Agreement. Permits involving grading and/or review by the City's engineer require <br /> submittal of an escrow and an escrow agreement. The City cucrently holds and escrow fo�the building � <br /> additions on the property. Please sign the updated escrow agreement combining the building and pool <br /> permits. No additianal money is needed at this time. <br /> 4. Wetland Escrow&Fscrow Agreement. Projects which trlgger installation of a wetland buffer require a <br /> wetland buffer improvement plan and an escrow (refer to attached City Code Section 78-1601(c)(4)). , <br /> After the delineated wetland edge, wetland buffer and structure setback are shown on the survey and <br /> marked on the property,our wetland specialist will visit the site and determine what type of vegetative <br /> " buffer improvements, if any, need to occur. If estabiishing a wetland buffer is requtred, the wetland <br /> specialist with determine the cast associated with the buffer work and we will require that amount in <br /> escrow until the buffer is established. <br />
