Your application is incomplete. <br /> The following items must be submitted or revised in arder for your application to be considered <br /> complete and for the plan review to continue: <br /> i. Certificate of Survey. Please provide three copies of an updated, scaled certificate of survey <br /> meeting the City's survey standards (enclosed) indicating the location of the existing house and <br /> proposed accessory structure, existing topography (and any proposed grading) as well as all <br /> existing structures, landscaping, retaining walls and other improvements on the property. <br /> 2. Wetland Delineation. A Manage 2 classification wetland exists on the property. It appears <br /> this wetland was delineated, if so, please provide a copy of the wetland delineation report. <br /> Please note, the wetland delineation should have been approved by the Minnehaha Creek <br /> Watershed District (MCWD). The approved, delineated edge of the wetland must be shown on <br /> the survey, along with the required (25-foot bwffer plus 20-foot structure setback) 45-foot <br /> setback. It appears your project may trigger application of the City's wetland buffer <br /> regulations. Once we have the updated survey information we will review the project against <br /> our wetland regulations to determine if they a�ply. An additional review and escrow may be <br /> required. The above information is required in�order for the plan review to continue. <br /> 3. Guest Apartment. Orono City Code allows for non-rental guest apartments within the <br /> principal residence with specific requirements. Sole egress/ingress (i.e. access) for the <br /> '�apartment"space must be from within the residence. Guest apartments with an exterior <br /> access require a conditional use permit (Code 5ection 78-418(2) attached). It appears from the <br /> building plans the primary access for the space above the new garage addition is through the <br /> garage, although a secondary (non-ideal) access through a storage room in the basement is <br /> shown. This space above the garage appears to require City Council approval for a guest <br /> apartment or, at a minimum, will require a covenant restricting its use.
