The Orono Planning Commission reviewed this application on January 22,2002 and <br /> recommended approval of variances by a vote of 6 to 0. � <br /> 4. Planning Commission recommended approval based on the following findings of <br /> fact: . <br /> A. The property was developed prior to current zoning standards. The house is <br /> currently located as close as 7' from the property line and gradually moves <br /> further from the properry line as the house is further from the lake. The point <br /> where the new addition would join the existing house is 8'from the property <br /> line. <br /> , ' B. The addition increases overall hardcover on the property, however the total <br /> lot coverage by structure would be within the 15% limit allowed by Code. <br /> • C. The total existing hardcover is 2,822 s.f. (52.4%). Planning Commission . <br /> recommended the property owners shall reduce an equal amount of hardcover <br /> to result in no more than 2,822 s.f. of hardcover on the property when the � <br /> project is complete. <br /> D. A 50 gallon tank is located under the driveway to handle runoff from the <br /> driveway. A draintile and gutter system is proposed to direct water around <br /> the new addition. <br /> . E. The property located east of the applicant's lot is at a higher elevation <br /> . preventing any drainage from entering the neighboring property. <br /> � � 5. The City Council finds that the conditions existing on this property�are peculiar to it � <br /> � and do not apply gene'rally to other property in this zoning district;that granting the <br /> variances will not adversely affect tr�c conditions,light,air,nor pose a fire hazard <br /> . or other danger to neighboring property;would not merely serve as a convenience to <br /> the applicants,but is necessary to alleviate a demonstrable hardship or difficulty; is <br /> necessary to preserve a substantial property right of the applicants; and would be in <br /> keeping with the spirit and intent of the Zoning Code and Comprehensive Plan of the <br /> City. . <br /> � Page 2 of 6 <br />
