The property has an existing lot area of <br /> 0.439 acres per Hennepin County tax records. The defined width exceeds the 140'minimum. Principal <br /> � structure setback requirements are 35' from property lines abutting a street and 10' from the interior <br /> side lot line of this triangular property. The existing residence is less than 35' from the street lot lines <br /> based on the property survey on file at the City Offices. <br /> The lot is nonconforming, and the location of the residence structure within it is nonconforming. If the <br /> existing structure was destroyed, variances to lot area and street setbacks would be required in order <br /> to rebuild on the site within the same footprint. Based on the history of lot area variances for <br /> teardowns/rebuilds in the immediate neighborhood, it is likely that the City Council would grant a lot <br /> area variance,but it is less likely that setback variances would be granted.
