There should be some sort of erosion control plan in place to slow down the velocity of the water coming off the <br /> driveway. Otherwise I foresee this being a continuous erosion issue. <br /> 2. Additional grading should be shown to the SE of the house to reflect a swale being maintained down the hill a <br /> short distance and directing water toward the middle of the lot. <br /> 3. There appears to be an existing retaining wall along the NE corner of the property. The proposed grading just <br /> East of this wall exceeds the minimum 3:1 requirement(shown at steeper than 2:1). This would not be allowed <br /> because it would be too steep to feasibly maintain it. This slope should be reduced to a minimum of 3:1. <br /> 4. The survey should include contours extending into the neighboring properties so I can evaluate the proposed <br /> grading between the houses and how the water flows. <br /> 5. The driveway is shown to be at a 20%grade heading down the hill. While the City does not have a maximum <br /> slope standard it is standard practice to try to not exceed 10%. I would encourage the homeowner to consider <br /> installing a heated driveway otherwise winter navigation on the driveway may be problematic. <br /> 6.
