FINDINGS
1. This application was reviewed as Zoning File#07-3269.
2. The property is located in the LR-lA zoning district, where 2 acres is the
minimum lot area and 200 feet is the minimum lot width. The property is
approximately 0.29 acre in area and 100.87 feet in width.
3. The Planning Commission reviewed this application on March 19, 2007 and on
a vote of 7 - 0 recommended approval of the variances, based on the following
findings:
a. The substandard size of the lot severely limits the size and placement of a
house on the lot.
 b. The existing house would remain intact with only minor interior changes.
c. .The existing house is only 646 square feet. The proposed addition will add
1,400 square feet of living space.
d. The existing garage is only 210 square feet and is located three feet from
Railroad Avenue and 1.6 feet from the adjacent property line. This garage
would be removed. A two-car garage would be part of the addition.
. 4. The City Council has considered this application including••the fidingsand . Y_...
recommendation of the Planning Commission, reports liy Cit}staff,comments '`=':°.°}
by the applicant and the public, and the effect of the proposed variance on the
health, safety and welfare of the community.
5. The City Council finds that the conditions existing on this property are peculiar
to it and do not apply generally to other property in this zoning district; that
' granting the variance would not adverselyaffect traffic conditions, light, air
nor pose a fire hazard or other danger to neighboring property; would not
merely serve as a convenience to the Owner, but is necessary to alleviate a
demonstrable hardship or difficulty; is necessary to preserve a substantial
property right of the Owner; and would be in keeping with the spirit and intent
. of the Zoning Code and Comprehensive Plan of the City.
. . - .
