Staff conducted <br /> a preliminary review based on the information provided. <br /> The property is located in the RR-1B zoning district which requires setbacks of 50' from the property lines in the <br /> front (Prospect Avenue), rear (Crystal Avenue) and side/street (Briar Street). The side setback(east) is 30'. The <br /> proposed additions does not meet the required side/street (Briar Street) and side (east) setbacks and cannot be <br /> approved. If you wish to proceed with this project,you must apply for a setback variance. Enclosed is the variance <br /> application.
