It might be possible to <br /> develop the property with lots of less than two acres with the balance being <br /> commonly held, under the Conservation Design principals. But the number of units <br /> allowed would be no more than allowed under the standard subdivision standards. <br /> 1. The two acres must be not wetland and contiguous. <br /> 2. Any roads would be private. The City would have an easement that granted it the <br /> right to take over the street if the homeowners' association failed to properly <br /> maintain it. <br /> 3. Without a wetland delineation, topography, septic sites, and a survey it is <br /> impossible to determine the maximum density. The lots must be 200 feet wide. <br /> Each lot must a primary and secondary septic site. <br /> 4. The property is not within the Metropolitan Urban Service Area (MUSA) so it is not <br /> anticipated the property will be served by City sewer. Even if it were placed within <br /> the MUSA the density would not increase. I do not find any <br /> evidence of this when I have researched information on the city web site.
